ALMOST a fifth of office space in the new “Walkie Talkie” office build in the City of London has been pre-let, says developer Land Securities.
19 per cent of the office space in the 36-storey building at 20 Fenchurch Street has already been let, with 51,000 sq ft going to insurance firm, Markel International.
The new addition to the Square Mile’s skyline is due to complete construction in 2014.
The update came in first quarter trading statement published Wednesday. The statement also confirmed that 94% of the office space at the One New Change office and retail development next to St Paul’s had been rented out.
Speaking after the report’s publication, Land Securities’ chief executive Rob Noel told journalists he believed top quality office space in the capital was “supply-constrained”, meaning incentives to lure tenants weren’t likely to exceed a typical 12 month free deal on a 5 year term.

AS CROWDS gathered at well chosen vantage points across London, and many more watched on a live internet stream, the Shard had its official opening last night.
The new building, the tallest in western Europe, will house offices, residential apartments, a hotel. A new viewing platform will open next year with a cost of £25 per ticket.

A LASER show will light up the London skyline on Thursday when The Shard is officially inaugurated.
The tallest building in Europe, next to London Bridge station, will be opened by the Duke of York and the Prime Minister of Qatar, Hamad bin Jassim bin Jaber Al Thani.
The opening of the 310m-tall skyscraper will be marked with a dazzling light show that will be visible for miles around.
Irvine Sellar, chairman of the building’s developer Sellar Property, has told the Telegraph that there are three parties in “serious talks” to take on office space in the new landmark.
“We are in serious discussions with three separate parties,” said Mr Stellar. “We are not in a hurry, not under pressure.”

CONSTRUCTION work has got under way at a big new office development in Croydon.
The Renaissance aims to deliver 100,000 sq ft of Grade A office space close to East Croydon railway station.
Up to 1100 staff could work at the £35 million office building once it has been completed next August.
Work started on the site in Dingwall Road on June 11th with the Mayor of Croydon, Cllr Eddy Arram, in attendance for the breaking of the ground.
Renaissance, designed by Gary McCarthy at Andrew Lett Architects, is aiming for a BREEAM 2011 ‘Excellent’ rating.
Mark Glatman, Chief Executive of the Abstract Group which is behind the project, commented: “We are delighted to confirm our move to start construction in such a short time scale, since our purchase on 6 January and achieving planning consent on 30 March.
“Renaissance is Croydon’s first speculative commercial office development in 20 years and starting construction so quickly underlines Abstract‘s commitment and confidence in the regeneration of Croydon. We are confident that Renaissance will let at an early stage given the value for money package on offer of low rent, superb quality and the location of the building.”

US office giant, Brookfield, looks set to buy Hammerson’s UK office portfolio, say reports.
Hammerson announced in February of this year that it was putting its office portfolio on the market and would instead focus on the retail sector.
The Hammerson portfolio includes City of London offices such as 99 Bishopsgate, 125 Old Broad Street and 1 Leadenhall Court.
Brookfield has a huge office portfolio in North America and Australia and also owns fifty percent of the 100 Bishopsgate development.

ONE-IN-THREE British workers say they will watch Euro 2012 from their desks, according to a survey.
While a third of those asked say they will watch the football from work, four out of ten intend to go to the pub to see the action.
The figures are from Asda, who say the office-bound football fans are driving demand for cheap LCD TVs.
“The rush hour chase for a seat is likely to be in the office,” said Asda TV expert Michael Arnott. “We’ve seen brisk trade in affordable TVs this week and anecdotally we’re hearing that many of these TVs are headed for offices.”
Any business premises where television is watched or recorded need a valid TV licence.

A DISUSED ice rink in Durham could make way for thousands of square metres of green office space.
The city’s Northern Echo newspaper reports that plans are afoot for a £27million investment at the Freeman’s Reach site which would see 8,000 sq metres of eco-friendly offices.
Plans for green offices at the site were under consideration by One North East, the regional development agency that owned the site, but with its abolition this year, the property has transferred to the Homes and Communities Agency.
A contract for the site’s redevelopment has been awarded to a consortium led by Carillion Developments, Arlington Real Estate and Richardsons Capital LLP, according to the Echo.

LONDON office construction has risen by 44% compared with a year ago, according to a survey.
Drivers Jonas Deloitte’s latest London Office Crane Survey says that 9.2m sq ft of office space is currently under construction in the capital – up by 28% on six months ago.
Anthony Duggan, head of research, Drivers Jonas Deloitte, said:
“While construction continues to rise in the core City and West End markets, our research also shows that activity has returned to King’s Cross and the Docklands, as well as a further increase in activity along the Southbank.
“This is a sign that developers feel that the low levels of construction (compared to historic trends) and lower building costs are compelling. Positively, pre-letting is again a feature of the market, which should be a key focus for those with appropriate sites.”
Of the 2.7m sq ft of space currently under construction in London’s West End, half is due to complete next year, setting it up to be a recording breaking year for office builds in the West End.

SERVICED office operator Orega is to open a new business centre in central London.
The Staines-based office group has signed a deal on prime office space in Finsbury Pavement, near Moorgate.
When it opens in August, the business centre will occupy two floors in a newly refurbished nine storey office block.
The ten year lease of the air conditioned serviced offices gives Orega its eleventh business centre.
Zach Douglas, joint MD of Orega, says: “After the successful launch of our Hammersmith business centre just two months ago, we have accelerated our opening programme in London to capitalise on the weight of demand for quality, flexible office space.

THE FOURTH annual Green Office Week has got under way today.
The week is designed to inform office workers about ways in which they can turn over a new green leaf.
Energy, transport, waste, purchasing and innovation make up five daily themes that will be explored across the week and discussed on the Green Office Week website and across social media channels.
To coincide with the week, a survey of 1000 UK office workers has been carried out to find out the top ten non-Green things are commonly committed in the work place.
