CONSTRUCTION firm Galliford Try has won the £13.5million contract for constructing a new office building in central London.
The office build on behalf of Vesta PC Limited will see the existing facade retained 49 Pall Mall while creating 4,129 sqm of Category A office space. Neighbouring property 48 Pall Mall will be completely demolished for the new office build.
Planning permission for the scheme, designed by Trehearne Architects, was granted by Westminster Council in 2013.
The contract was one of four, worth a total of £82million, announced by the FTSE250 listed company.
Galliford Try Chief Executive Greg Fitzgerald said: “We are delighted to have secured these major contracts that demonstrate the strength of our building business throughout the United Kingdom and across a significant variety of sectors. We look forward to delivering on these projects and continuing on our strategy to grow our construction business as the economy improves.”

A NEW autonomous robot called Bob has started work at the offices of security firm G4S.
Bob is able to map and navigate the offices he has been employed to patrol. His tasks include monitoring the environment, checking doors are closed and gathering information.
The clever robot has been developed by the University of Birmingham as part of the £7.2 million STRANDS project where robots will learn how to act intelligently and independently in real-world environments.
Dr Nick Hawes, from the School of Computer Science at the University of Birmingham, who leads the STRANDS project, said: “We wanted to build an autonomous intelligent robot that can be put into a real world scenario like a place of work.”
David Ella, G4S Technology VP Technology Marketing, commented: “G4S are involved in various security solutions which combine people and technology, and in this case we wanted to make sure that the security robot of the future carries out useful tasks and really adds value.”

A REVAMP has been completed of a 19th century chapel which was famously turned into recording studios in the 1980s before becoming office space.
The Castlefield Congressional Chapel in Manchester’s Deansgate was converted into a recording studio in the 80s and was where many of Stock Aitken & Waterman’s biggest hits were recorded.
Artists such as Kylie Minogue, Rick Astley and Bananarama all laid down tracks in the Grade-II listed chapel which was designed by local architect Edward Walters.
The building was converted in to offices after Pete Waterman sold the freehold in 2006 but after a period of being empty, the premises have been revamped by local developers M20 property who are now marking it as prime office space.
Peter Quinn, of M20, said: “The Chapel is one of the most recognisable buildings in Manchester and we’re very pleased to bring it back into use.”

THE TALLEST building in the City of London has been renamed as Salesforce London Tower.
The naming rights to what has previously been called the Heron Tower were part of a tenancy deal which sees the CRM company Salesforce.com take six floors of the skyscraper in the Square Mile to make it their UK head office.
Work started on the 202-metre tall building at 110 Bishopsgate in 2007 and finished in 2011. Home to the popular Duck and Waffle restaurant, the building’s tenants include Westhouse Securities, Harvey Nash and OpenWork.
Announcing the renaming, Miguel Milano, president, EMEA, salesforce.com commented:
“The UK is fundamental to our global strategy and we are excited to announce Salesforce Tower London today; the past decade has brought success and growth for our UK customers and the entire salesforce.com UK ecosystem.
“We fully expect that the next year will see salesforce.com build on its positive impact in the UK with Salesforce customers, partners and application developers. We’re particularly excited to announce Salesforce Tower UK today, demonstrating our continued commitment to investment in the UK.”

LONDON’s iconic Shard skyscraper was struck by lightning today creating incredible images caught on camera and film.
The stunning moment came this afternoon when a electrical storm moved across the capital.
A picture of lightning strike was posted to twitter by Michael Hoskinson and soon went viral, clocking up hundreds of retweets.
The storm came just a day after the 306-metre skyscraper came first in an international design competition.
The jury for the annual Emporis Skyscraper Award said: “Construction of The Shard was complicated by the particularly tight site and therefore needed innovative planning. This makes the result all the more impressive: a skyscraper that is recognized immediately and which is already considered London’s new emblem.”

THE LATEST London Crane Survey by Deloitte says that office construction is down 5% over the last six months.
With the slowdown on new office starts in the capital, there is currently the lowest level of available space for six months.
Rising tenant demand is likely to lead to a squeeze on the cost of office space with rents likely to rise over the net five years, the report says. But a rise in demolition activity suggests a new wave of construction could begin soon.
Anthony Duggan, Head of Research, Deloitte Real Estate, commented:
“It’s difficult to see how we will avoid a squeeze on supply across central London, and over the next 12 to 18 months, the lack of choice for some occupiers is likely to drive more pre-letting activity.
“But our analysis of the longer-term outlook for supply suggests 2017 and 2018 could be the years in which delivery really starts to recover, as the current wave of demolitions begins to translate into completed schemes.”
Deloitte’s field research across central London has identified only the West End and “Midtown” as being home to rising levels of office space construction in the six months leading up to March 31st.

DEMAND for office space in Birmingham could exceed 800,000 sq ft per year over the next decade, a new report says.
Independent property consultants GVA have produced the Birmingham Future Office Demand report which examines the perceived requirement of occupiers and predicted take-up activity over the next ten years.
Expiring leases, economic growth, inward investment and mergers and acquisitions are some of the factors that GVA believes will lead to the surge in demand.
Charles Toogood, Director, GVA, said: “We are fully expecting city centre office demand to continue to grow, with a resurgent economy and increasing occupier confidence driving corporate demand. This is particularly true across Birmingham’s financial services, professional services and public sector occupiers, who will continue to drive demand for quality space.
“Coupled with the drive towards more sustainable and efficient buildings, and set against the backdrop of a maturing regional office market that has seen huge swathes of regeneration over the last full cycle, increased levels of take up will become a feature of Birmingham’s central office market.”

London’s “Walkie Talkie” skyscraper is to get a new sun shade installed.
The distinctive new office building Fenchurch Street in the City of London hit the headlines last year when power reflections of the sun melted car parks on streets below and were capable of frying an egg.
Just as London temperatures are set to rise, the developer Land Securities has announced that local planners have consented to a new sun shade being added to the building.
Work to install a “brise soleil” external solution to the building will begin next month, said Land Securities in a statement as they released their financial results for the year ending March 2014.
“20 Fenchurch Street, one of our most financially successful developments yet, has so far delivered a valuation surplus of £137.2m. The combination of location, timing, form and function mean the building is now 87% let with an average lease length of 17 years,” the statement said.
The developer and landowner expects to see a shortage of Grade A space in London until at least late 2016.

ORTHODONTIC solutions company Nimrodental has let over 8,000 sq ft of office space in 350 Euston Road, meaning it’s now fully let.
It’s a reletting of the third floor space after landlords British Land took back the space from the General Medical Council last year.
James Danby, Director of London Leasing at British Land, said: “The successful re-letting of the third floor at 350 Euston Road underlines the strength of demand for office accommodation at Regent’s Place and validates our decision to take back the space. Nimrodental is a great addition to what is a highly diverse occupier-mix, both at the building and across the campus as a whole. We look forward to welcoming them to Regent’s Place later this Spring.”
350 Euston Road is a 130,000 sq ft office building within British Land’s 13 acre Regent’s Place mixed-use, managed development between King’s Cross and Paddington.

THE GHERKIN in the City of London has gone in to receivership, it has been announced.
The move was forced by creditors of the iconic building, which has become one of the most popular additions to London’s skyline over the past decade.
The 180-metre tall building at 30 St Mary was originally owned by Swiss Re – still a principal occupier in the building – and was sold to IVG and Evans Randall in 2007.
Phil Bowers and Neville Kahn of Deloitte have been appointed as official receivers for the Lord Rogers-designed tower. A statement from Deloitte says that the building remains in “trophy condition” and that “the continuing defaults are due to the asset’s complex, multicurrency capital structure.”
Neville Kahn, Joint Receiver and Restructuring Services Partner at Deloitte commented: “The Senior Lenders were reluctant to appoint a Receiver but felt they had no choice due to the ongoing defaults, which have remained uncured for over five years, and concerns that the Borrowers’ lack of equity in the transaction had caused their incentives to become misaligned with the Lenders’.”
Mr Kahn continued: “The Gherkin is a truly exceptional building, a landmark recognised around the globe. Our priority is to preserve the value of this asset. We are in the process of communicating with all tenants and working with the property manager to ensure the continuation of all property management services with no interruption to tenants.”
Serviced offices continue to remain available inside the Gherkin.
