Earls Court £10bn Redevelopment to Deliver 2.5m sq ft of Office Space

The Earls Court Development Company (ECDC) has unveiled a £10 billion masterplan to regenerate the 44-acre former exhibition centre site in west London, with a major emphasis on new workspace. The scheme proposes around 2.5 million square feet of office space, targeted particularly at climate technology and clean innovation sectors, alongside extensive housing, retail and cultural amenities.

The mixed-use plans include 4,000 new homes, about 35% of which will be affordable, along with 100 shops, restaurants and hospitality outlets. Approximately 20 acres of public realm are set to be created, including landscaped parks and gardens, designed to improve connectivity across the site and integrate with neighbouring communities.

ECDC, backed by Delancey, APG and Transport for London, anticipates the redevelopment could generate 12,000 jobs on site and thousands more in the wider supply chain. Developers say the scheme will help cement Earls Court’s role as a hub for innovation in the capital, while also addressing London’s pressing demand for housing and modern workspace.

The application is currently being considered by Kensington & Chelsea and Hammersmith & Fulham councils, with a decision expected in the autumn. A revised planning statement has been submitted to address earlier feedback, fine-tune design elements, and align the scheme more closely with local and national policy.

If approved, the project would mark one of the largest regeneration schemes in London in recent years, repurposing a high-profile site that has stood vacant since the demolition of the Earls Court exhibition halls nearly a decade ago.
